By Jim:

"Time is of the essence in this business. We're not just competing with other people for apartments, but more significantly, with other brokers. We've got to cut to the chase concerning what a client's looking for and the process of getting it. After seven years in this business, I know the important questions to ask my clients during an interview, and I'm going to be able to break down for them what they can expect to get in the current market in very realistic terms. The apartment matchmaking happens right at the desk, before I line up apartments to look at. Having seen the apartments come into our database on a continuous basis, I've kept an eye on the buildings, the landlords, the rents, and all the building features. I know what's going on in the market at any given point in time. I want to show my clients apartments that are right on the mark, and quickly."

Jim's Secret:

Jim's secret for finding a great apartment in New York: Decide which criteria are most important to you: Price, Size, or Location. Two out of three is what you should aim for. Most of the time you're not going to be able to get all three. In the summertime, two out of three is what you can hope for. In the winter, you might have a chance at getting all three. For most people, Budget is at the top of the triangle. Based on yours, we will determine locations to look at, or what size-category (Studio, Alcove, 1 Bedroom, etc.) is most available in your price range. If Size is important to you, be prepared either to pay for it or to move to a neighborhood where you're going to get more space. And if Location's the thing you're after, realize that in New York it's all about "Location, Location, Location." Therefore, if you're specific about it, your budget's most likely going to have to go up. If that's not possible, cut way down on space.
